Conveyance of Co- Operative Housing Society Conveyance of a Property is transferring the Rights, Title, Interest and Ownership of the Property from the Seller to the Purchaser. In case of a Co- Operative Housing Society (formed by the Flat Purchasers/ Owners under the provisions of Maharashtra Co- Operative Societies Act, 1960), Conveyance is transferring the Rights, Title, Interest and Ownership of the Land and Building from the Land Owner/ Property Developer to the Co- Operative Housing Society. As per the provisions under Section 11 of Maharashtra Ownership Flat Act, 1963, Conveyance is the Right of the Co- Operative Housing Society and the Duty of the Property Developer/ Promoter to be executed within 4 months from the date of Registration of the Co- Operative Housing Society. सदनिका (फ्लॅट) खरेदी करताना या गोष्टींची माहिती ठेवा... 🌹१. Carpet area - (कार्पेट एरीआ - चटई क्षेत्र) -कार्पेट एरीआ म्हणजे प्रत्यक्षात वापरात येणारी जागा. याचा अर्थ असा की फ्लॅट मधील जेवढी जागा आपण प्रत्यक्षात राहण्यासाठी वापरु शकतो ती जागा. सोप्या भाषेत सांगायचं म्हणजे चार भिंतींमधील जागा ज्यावर तुम्ही गालिचा (Carpet) पसरवू शकता. 🌹२. Built up Area - ( बिल्ट अप एरीआ) -कार्पेट एरीआ अधिक आतील व बाहेरील भिंतींची जाडी म्हणजे बिल्ट अप एरीआ. बिल्ट अप एरीआ हा साधारणपणे कार्पेट एरीआ पेक्षा १०% ते १५% जास्त असतो. 🌹३. Super built up / Saleable area ( SBU - सुपर बिल्ट अप एरीआ) -बिल्ट अप एरीआ अधिक लिफ्ट, जिना यांसाठी वापरण्यात आलेली संयुक्त जागा म्हणजे सुपर बिल्ट अप (SBU). साधारणपणे Super built up area बिल्ट अप एरीआच्या २५% ते ३०% जास्त असतो. सध्याचे बिल्डर्स स्थावर मालमत्ता ४०℅ पर्यंत सुपर बिल्टअप एरीआच्या आधारे विकतात.
