What is Corpus Fund in a CHS?

 Corpus Fund

Corpus fund in a cooperative housing society (CHS) is a financial reserve for the upkeep of shared amenities and infrastructure.

It's also known as a maintenance fund.

How it's collected

The developer collects the corpus fund from home buyers when the property is sold.

The fund is collected over a period of years in equal amounts from each flat.

The collection is done based on the area of the flat, on a monthly, bimonthly, or quarterly basis.

How it's used

The corpus fund is used to pay for maintenance and repairs of common areas, such as parks, roads, and recreational facilities.

It's also used to pay for utility bills, cleaning, and redevelopment.

The managing committee can use the interest generated on the corpus fund for maintenance expenses.
