How Developers manipulate Managing Committees

 *Warning ⚠️: Modus Operandi of Dishonest Developers to Trap Managing Committees*


*A*. At first stage, Dishonest developers offer bribes to induce Managing Committee members.


*B*. Then after Developers release an initial installment of 5% to 10% of the promised bribe as advance payment to the Managing Committee Members to manipulate decisions compromising members' interests.


*C*. Avoiding Independent Advisors: Developers convince Managing Committee members to forgo appointing independent Project Management Consultants (PMC),  advocates and ask them to proceed without any bank guarantee.


*D*. Convincing Members: The Managing Committee then tries to persuade members that no developer is willing to provide a bank guarantee for their Building's Redevelopment projects.


*E*. Marginalizing Dissenters: To sideline Dissenting Members, Developers offer unrealistic buy-back schemes to lure greedy members and 


*F*. Fabricating Competition: Such Developers arrange fake competitive quotes to create a false sense of fair competition, convincing members that their offer is the best.


*G*. Signing Biased Agreements: Developers pay another installment of 5% to 10% of the bribe, convincing Managing Committee members to sign one-sided Development Agreements.


*H*. As a result:


*1*. The Managing Committee hides the biased draft Development Agreement from members until the last moment.


*2*. Members are only allowed to review the draft in the CHS office.

*3*. Members are prevented from having the Copy of Draft Development Agreement vetted by their own trusted experts by giving it too late.


*4*. Pressure and threats are applied to force members into signing the unfair agreement as-is.


*I*. Power of Attorney Abuse: Developers compel the Managing Committee to sign sweeping Power of Attorney documents, granting unchecked control.


*J*. Forcing Evacuation: After obtaining the IOD, developers treat Managing Committee members as paid Agents, paying another installment of 5% to 10% and pressuring them to vacate the building.


*K*. Post-Demolition Betrayal: Once the building is demolished, Developers refuse or delay paying the remaining 70% to 85% of the promised bribe for various reasons.


*L*. Blackmail: Developers begin blackmailing Managing Committee members by threatening to expose the bribe deals if they do not cooperate.


*M*. Final Consequences: The Managing Committee becomes helpless puppets of the Developer for ever and forced to act against members' interests at every stage.


*N*. Realization Too Late: By the time the Managing Committee realizes the extent of the developer's deception, it is too late.


*O*. Member Suffering: All members suffer financial and legal fallout due to the dishonesty of the Managing Committee.


*P*. Member Actions: In future Members may indirectly boycott the corrupt Managing Committee’s family members and further can file criminal complaints in the Metropolitan Court to hold them accountable.

*A*. Do not compromise integrity. Accepting a bribe strips you of your power to act in members' best interests and makes you a tool for exploitation.


*B*. Protect members’ future with transparency, independent advisors, and strong legal safeguards at every stage of redevelopment.


*C*. You are risking your family's future for temporary, easy income.


*D*. Visit nearby stalled redevelopment projects and witness the current state of those societies and their committee members before accepting any bribe.


*E*. Ultimately, you will belong neither here nor there, waiting to face karmic punishment from God.
