BMC proposes FSI increase in Greater Mumbai
In the run-up to the election slated for February next year, the Shiv Sena-BJP controlled BrihanMumbai Municipal Corporation (BMC), in its new development plan for Greater Mumbai, has recommended an increase in floor space index (FSI) from the present level of 1.33 to 2 and in some cases even up to 5. The current FSI stands at 1.33 in the island city and 1 in the suburbs of Mumbai and the new development plan proposes to hike it to 2. For the construction of five star hotel and commercial development 5 FSI has been proposed from the present level of 3 to 3.5. Besides, FSI of 4 will be granted to smalls, markets and social amenities.
For the buildings to be developed by the state run Maharashtra Housing and Area Development Authority the 4 FSI will be granted from the present level of 2.5 to 3. However, the civic body has maintained a status quo for the cessed buildings who will continue to get 3 FSI. For the transit camps the civic body has proposed to increase FSI to 4 from 2.5.

Further, the civic body, in a serious bid to give a much needed boost for affordable housing, has proposed 4 FSI. Similar FSI will be granted to town ship projects.
BMC official, who did not want to be named, told Business Standard,'' The proposal to increase FSI is in a bid to give much needed boost for the creation of more and more housing stock. Besides, the revision is necessitated in view of constraints on horizontal development considering the geographical location of the Greater Mumbai.'' He clarified that the FSI hike has been proposed in the new development plan and it will come into effect only after its approval by the general body.
The new development plan for the Greater Mumbai, which is being currently prepared, will be submitted to the general body before May 31. The administration today submitted chapter on FSI hike in the new development plan to the various party group leaders in the civic body. The new development plan will empower people at the lower level to approve building plans.
Builders Association of India spokesperson Anand Gupta said the FSI hike as proposed in the new development plan will help increase the number of houses in Greater Mumbai. This in turn will lead to price correction.
